Roger C. Simsiman

CO-FOUNDER AND PRESIDENT

Mr. Simsiman has nearly 25 years in the real estate industry primarily engaged in acquisition, financing, capital market activities, management, leasing and development of office, industrial, retail, life science and self storage properties throughout the United States. He has been Chief Operating Officer of Global Building, LLC and Veralliance Properties Inc (purchased by Alexandria Real Estate) and Chief Operating Officer/Executive Vice President for a San Diego based private real estate fund company overseeing all property and corporate operations for a 4.5 million square foot portfolio with regional offices in Denver, CO and Houston, TX. In addition, Mr. Simsiman has held management positions with publicly-traded companies including Kilroy Realty Corporation, Spieker Properties, and AMB Property Corporation.

Mr. Simsiman is active in various industry affiliations including the National Association of Industrial & Office Properties (NAIOP), International Council of Shopping Centers (ICSC) and the Self Storage Association (SSA) and the University of San Diego, Burnham- Moores Center for Real Estate where he has served as a mentor and adjunct professor, as well as other non-profit organizations including North City Youth Baseball, La Jolla Pop Warner Football, Torrey Pines High School Football and San Diego Center for Children. He received his Bachelor of Business Administration and Master of Science from the James A. Graaskamp Center for Real Estate at University of Wisconsin-Madison. 

Mr. Simsiman was born in the Philippines and raised in Madison, Wisconsin. He has been married to his wife, Amanda, for over 25 years; and they have three sons.

LOUIS A. GALUPPO 

CO-FOUNDER AND EXECUTIVE VICE PRESIDENT & GENERAL COUNSEL

Mr. Galuppo has been involved in the real estate industry since 1975 as a principal, builder, real estate broker, mortgage boker, developer, and attorney. From 1989, Mr. Galuppo has been practicing law, emphasizing on both transactional and litigation matters relating to real estate, finance, construction, development, environmental and land use. 

Mr. Galuppo has served as general counsel for various real estate, development, construction, and mortgage lending companies. He is licensed to practice in all courts of the State of California; including the four Federal District Courts. Previously, Mr. Galuppo was a partner in the real estate law firm of Peterson & Price. 

Mr. Galuppo was the Director of the Burnham-Moores Center for Real Estate at the University of San Diego. He has taught classes in real estate law and actively speaks, writes, and performs research on issues affecting the California real estate community. In that regard, he is currently involved with the San Diego Chapters of the National Association of Industrial & Office Properties (NAIOP), the Institute of Real Estate Management (IREM), the Certified Commercial Investment Member Institute (CCIM), Urban Land Institute (ULI), Building Industry Association (BIA), the San Diego Association of Realtors, and the North San Diego County Association of Realtors. Mr. Galuppo is also a member of the honorable Lambda Alpha International Society of Advancement of Land Economics. He received his Bachelor of Science Degree, with an emphasis in finance, from San Diego State University and his Juris Doctor from California Western School of Law in 1989. 

Mr. Galuppo was born and raised in Southern California. He has been married over 30 years to his wife Kathryn; and they have two children.

Richard R. Day

Mr. Day has nearly 35 years in the Construction Industry focusing in Commercial, Industrial, Retail, Church, Schools and Medical Office Buildings.  He has been the CEO and President of two Construction Firms in Southern California.  Mr. Day has both a Marketing and Art Degree from San Diego State University as well as an Associate Degree in Architecture Degree from Mesa College in San Diego.  Mr. Day enjoys Farming, camping, hiking and surfing.  He is actively involved in building Churches in Uganda and Guatemala.  He has been married over 35 years to his wife Karen and they have 4 adult children, 2 boys and 2 girls.

Tracy M. Sells

Having over 25 years in the self-storage business, Ms. Sells holds first-hand knowledge and experience in all aspects of the self-storage industry including, site selection and development, zoning and entitlement process, financing and acquisitions. Her years in the industry has also allowed her to become an expert in the management company selection process, operations, internet marketing, budgeting and forecasting/operational audits, feasibility studies, training and development, revenue management and running operating and accounting software. 

Ms. Sells began her self-storage career with Storage USA, one of the first self-storage REITS.  During her tenure at Storage USA, Ms. Sells held various leadership rolls within the organization including Director of Human Resources, Investor Relations and Risk Management and the first leader of Storage USA’s Franchise/Third Party Management Program. Ms. Sells has held additional roles with CubeSmart (NYSE:CUBE) and William Warren Group/StorQuest.  

Ms. Sells earned her BS in Finance from the University of South Carolina and an MBA from Loyola College of Maryland.  Ms. Sells has three sons and is active in Junior Achievement of Greater Washington.
